Sturbridge zoning board approves teardown permit for Shore Road home

Sturbridge Zoning Board of Appeals unanimously approves a special permit to demolish and rebuild a home at 91 Shore Road. The board closed a public hearing on the application from Mark and Anne-Marie Carroll before voting to find the project, which raises lot coverage to 18.9 percent, "will not be more detrimental to the neighborhood than the existing structure." Vice Chair and Clerk Fidelis Onwubueke read the legal notice, and member Thomas Welch confirmed the only expansion is an eight-by-24-foot front addition plus a rear cantilevered deck. Carroll told the board the teardown was driven by water damage from improperly flashed siding, not a desire to expand.

The permit carries six conditions, including protection of an on-site sewer pump station during construction and a three-year deadline to begin work, and takes effect only once recorded at the registry of deeds.
