Panel Continues 26-Unit Main Street Hearing to Oct. 1

Conservation · Meeting of September 10, 2026

Sturbridge panel continues review of 26-unit Main Street apartment plan over stormwater and buffer concerns. Conservation Agent Lauren told the commission the project's phosphorus removal rate of 50 percent falls short of the town's 60 percent stormwater standard, even as its suspended-solids removal of 98 percent beats the 90 percent benchmark. Engineer Ron Mendez of Graves Engineering, representing owner NBM Realty LLC, said the plan adds 14 units to an existing 12-unit property for a total of 26, all market-rate at roughly $2,000 each, with four parking spaces beyond the town requirement.

Abutter Tiffany Leo pressed on affordability and building height, capped at 34 feet. The commission continued the hearing to October 1 and separately approved a National Grid transmission-line project and a certificate of compliance for 30 River Road.
