STURBRIDGE — The Sturbridge Affordable Housing Trust held a community forum to develop its Housing Production Plan. Currently, 220 of the town's 4,020 year-round housing units are affordable, representing just 5.47 percent of inventory. Housing Consultant Karen Sunnarborg presented data showing the median single-family home price of $540,000 requires $134,000 annual income to purchase, while the median two-bedroom rental at $2,500 monthly requires $111,000 annually, far exceeding the median renter income of $54,000.

Two community breakout groups identified six priority actions each, with zoning changes, land identification, and infrastructure expansion emerging as top priorities. The Trust will draft the Housing Production Plan and conduct another community forum before seeking board approvals and submitting the plan to the state.
